The demand for commercial space in Malvern Hills is at an all-time high because of its improved infrastructure and the growth of the SME market according to Worcestershire commercial property consultancy GJS Dillon.
Having sold 4 Malvern Business Centre to a private investor, associate director Andrew Lewis then acted on behalf of the purchaser to let the property on a temporary basis over the course of the pandemic just as the sale was completing.
Mr Lewis has now secured a new 5 year lease on the property. Late last year GJS Dillon let 7 Malvern Business Centre, which consists of a 2,118 sq ft warehouse and 717 sq ft of mezzanine space, after just one viewing.
The landlord, Roger Williams of Willmon Property Ltd said: “I’ve used the services of GJS Dillon on several occasions and am impressed both with their professionalism and market knowledge.
“This has ensured that our properties have been let in both an expeditious and diligent manner. It’s wholly evident that their specialism is commercial property and I’d recommend them without hesitation.”
Unit 4 Malvern Business Centre consists of a 1,220 sq ft ground floor warehouse, with 420 sq ft of mezzanine storage accommodation.
The property is part of a complex of nine modern trade counter/business units situated on Enigma Business Park, Malvern’s main industrial, warehouse and office area, two miles to the north of Great Malvern town centre.
Mr Lewis said “We can quite often find a tenant for a purchaser once we have sold their property because of our extensive knowledge of the Worcestershire commercial property market.
“In this case because of the pandemic we were able to find both a temporary tenant and then one for a longer term lease.
“As we identified in our Market Report earlier this year, the demand for commercial space in the Malvern Hills presents the biggest opportunity of any area in the county.”
